Summary
BCM Facility Services has an opening for a State of Texas Journeyman Electrician with knowledge in renovations of office space and labs, preventative maintenance and troubleshooting of motor controllers, data logging and metering of electrical system. The ideal candidate will have knowledge of the NEC and NFPA 70E.
Job Duties
- Remodels administrative, clinical and research office space, clinical and basic science research labs and vivarium areas at main campus and at satellite facilities.
- Reads, understands and complies with local and state building code regulations including NFPA 70E and the National Electrical Code.
- Reads and understands blue prints for use for remodeling of office spaces, labs and vivarium facilities.
- Generates an electrical materials list and order materials for office space and labs.
- Runs conduit from sizes ½” to 4” EMT and rigid. Able to make proper conduit bends that comply with the National Electric Code. Installs various types of receptacles, light switches, and wire mold in offices spaces and labs.
- Installs new (low voltage through 480V) transformers and panels that are needed in upgrading existing electrical system to ensure adequate space and to ensure the equipment is up to the National Electrical Code.
- Follows all safety procedures put in place by the NFPA and OSHA.
- Pulls all wire sizes in the appropriate conduit size in accordance with the National Electrical Code. Ensures that the appropriate number of wires / sizes are pulled in the correct sized conduit to meet the NEC and allow additional circuits to be added if required.
- Installs and terminates wire circuits in transformers, panels and motor starters. Works with Energy Management department in setting up equipment controls to operate off the building energy management system.
- Installs various types of receptacles, light switches, and wire mold in offices spaces and labs. Coordinates with clinical and research personnel to make sure the correct equipment plug receptacle is installed in the place where it is accessible to the equipment served.
Additional Duties
- Performs preventative maintenance, testing, recording of all electrical systems at main campus and satellite facilities.
- Reads and understands electrical specifications to make sure the proper electrical system is installed for equipment that will be installed.
- Schedules work accordingly with office or lab personnel and other trades.
- Knowledgeable in the connection and use of assorted types of electrical system recording equipment including the Fluke 1785 which we use for recording all forms of electrical anomalies and to be able to read and write a report and to make a spreadsheet to describe issues found.
- Performs electrical preventative maintenance on motor starters (120V to 480V) and able to repair or replace any defective part to ensure proper operation.
- Performs infrared thermography on all electrical panels, transformers and motor starters to ensure proper operation and that there are no hot spots on the system. Able to operate various infrared cameras and to be able to understand readings and to be able to download data collected.
- Upgrades lighting systems main campus, satellite facilities and vivarium facilities.
- Installs Lutron and Leviton light sensors and relays to either existing or new lights and to be able to program sensors and relays so that we are in compliance with the current City of Houston building codes.
- Calculates square footage and ceiling height to know what foot-candle the lights need to be when replacing fluorescent light fixtures with the new LED light fixtures in accordance with the Department of Energy guidelines.
- Upgrades existing exterior lights with new LED lights that perform more efficiently and with more light (lumens) for a more secure area. Works with the Energy Management department to connect all exterior lighting to building management system so the exterior lighting can be controlled from the central plant by the energy management or stationary engineer personnel.
- Replaces light ballasts of all types of lighting, either incandescent, fluorescent or halogen in all lighting applications, including lay in fixtures, can lights, under counter lights or exterior pole lights.
- Orders light bulbs, ballasts or fixtures for replacement and to make sure we have some in stock so any and all of our lighting system components can be repaired or replaced in a timely manner.
- Removes all light bulbs and crate up so the bulbs can be sent to the department of Environmental Safety for recycling.
- Performs other job-related duties as assigned.
Minimum Qualifications
- High School diploma or GED.
- Four years of relevant experience.
- Journeyman Electrician License.
